A specialist financial organisation based exclusively in Scotland and operating throughout the length and breadth of the Scottish mainland and the islands. We specialise in providing ‘Later Life Lending’ advice on a wide range of Equity Release plans, also called Lifetime Mortgages, to our many customers.

Our advisers hold the required qualifications to advise on equity release and later-life mortgage products.

All our Advisers are qualified in both CeMAP (Certificate in Mortgage Advice and Practice) and CeRER (Certificate in Regulated Equity Release), and so, Equity Release Scotland provides regulated advice through qualified advisers and is required to comply with FCA rules when advising on regulated mortgage products. Furthermore, we are happy to meet with you and your loved ones, face-to-face in the comfort and security of your own home at a time that suits you.

Anthony Doherty

Senior Equity Release Adviser

Tony graduated in Civil Engineering from the University of Glasgow in 1984 and pursued a career in Construction thereafter. In 2005 he retrained in the Home Finance market gaining all the necessary qualifications to practice in this field. He has been specialising in the expanding Equity Release market for the last five years.

Alastair Shields

Senior Equity Release Adviser

Alastair started his financial career with the Royal Bank of Scotland in 1982. Working first in Edinburgh and then London he then spent 14 years in the United States of America returning to Scotland in 2004. Alastair has spent the last 15 years working in the Home Finance environment with the last five of those specialising in Equity Release.

Johan has worked in the UK financial sector for 16 years, gaining experience in the mortgage, equity release and general insurance fields. As a seasoned advisor and manager, he is passionate about advancing advice standards and customer care. In addition to consulting he is involved in training and compliance.

Elaine Cullen

Elaine has over 30 years’ experience in Sales and Business Development (18 of those in Financial Services).
As a qualified Mortgage & Equity Release Adviser she has invaluable telemarketing, telesales and appointment-making experience as well as managing teams and training.

Linda Hutchon

Business Development Manager

Linda has worked in the finance industry for 36 years, initially with Bank of America and latterly with Adam & Company. Linda is qualified as a Chartered Banker, Professional Mortgage Advisor and is a Fellow of the CIOBS – the first person in the 145 year history of the Institute to receive her Honours Degree and Fellowship simultaneously. Linda was the nominated staff member on the board of the Adam & Co pension scheme and has Investment Administration qualifications with the CIS.

Alan won 53 caps as a goalkeeper for Scotland and was included in three FIFA World Cup squads. He also had a long club career, principally with Partick Thistle and Hibernian and entered the Scottish Football Hall of Fame in 2013. He now has a career in media and is an ambassador for Equity Release Scotland.

Why use Equity Release Scotland.

For Equity Release Plans (Lifetime Mortgages) interest rates can be fixed or variable. Fixed rates remain the same for the duration of the Lifetime Mortgage, so you know exactly what interest charges will be applied. In the case of variable rates, they normally start off lower than fixed rates and normally (but not always) will never go lower. They are effectively ‘collared’. In many cases they will increase annually in line with the Consumer Price Index which is the changes in price levels of a basket of goods and services purchased by households. Many lenders offering these variable rate products will set a guaranteed rate they will never go over, so they are effectively ‘capping’ these rates. Your Adviser will explain this in more detail so you fully understand the implications of both types of rates.

Yes. You will always retain 100% ownership of your home with a Lifetime Mortgage and can stay in your home for as long as you wish. The only time the lender will require the loan to be repaid is when you pass-on or have to move into long-term care with no prospect of returning home.

We offer Lifetime Mortgage products from lenders which all have an in-built ‘No Negative Equity Guarantee’. This means that in all cases you will never owe more than the value of your home. This very important feature is called a “no negative equity guarantee”, and is designed to ensure you have peace of mind no matter what happens to the value of your property. On death, if you owe more than the value of the property then the shortfall is borne fully by the lender. They cannot look to other parts of your estate, such as savings, to make up the shortfall.
